WHY SHOULD I DO BUSINESS WITH A SMALLER REAL ESTATE COMPANY?

You've probably heard advertising about how a big real estate company may have offices in more cities and may have sold more real estate than anyone else, but have you heard of the advantages in working with a smaller company?

Real Estate companies that are on the Multiple Listing System (MLS)  buy and sell the same way regardless of the size of the company.

The MLS is the best place to advertise your properties for sale and the MLS is the best place to view all of the available properties.   Advertising can help to sell properties, however the majority of all sales are the direct result of properties advertised on the MLS.

If you are using a smaller Real Estate company that is MLS based, you may fare no better with a larger MLS based company. 

Here's why:

A smaller Real Estate company generally places more value on each listing and purchase business because it represents a greater value of the total income of their business.  This additional motivation may likely mean that the agent and broker of a smaller Real Estate company will spend greater efforts to insure the success of their clients.

Smaller Real Estate companies generally have less overhead and this usually means fewer employees, reduced expenses and reduced maintenance.

Fewer expenses can translate into less cost for the clients of the company.   The clients and customers pay for the larger brick and mortar company when commission fees are collected at their closing tables.

Brokers maintaining smaller companies with fewer agents generally have more time to work with their agents on a personal level during contract generation and negotiations.

Brokers of all companies have access to the same market information and pricing guidelines regardless of the size of the company.

All Real Estate Brokers are held accountable to the same ethical regulations and must operate under the same laws, regardless of the size of the company.

A smaller Real Estate company with fewer agents and brokers generally means that clients can get access to the top person in the company whenever necessary.
